Questions and answers
Short answers to the questions people ask before they buy a KWICK HOUSE timber kit, with a link wherever another page goes into more detail.
Choosing a building
What size building do I need?
Start from what the building is for and the space you have: our 44 kits run from a 4.5 m² BBQ hut to a 170 m² log cabin. The catalogue lets you narrow the list by floor area, and each product page gives the footprint and, where we have it, the ridge height you need for the planning rules.
What is the difference between a summer house and a log cabin?
In our range the difference is mainly size: the summer houses run from 5 to 17.5 m², and the log cabins from 21 to 170 m². Both use the same 44 mm tongue-and-groove wall logs, except for one clad log cabin with 34 mm wall sections. Only the log cabins come in loft, twin skin and clad versions.
What is a BBQ hut, and does it come with the grill?
Our BBQ huts are kits of 4.5 to 9.2 m², sold with the doors, windows, roof covering and benches included; the grill is not. They are sold without options; the sizes are on the BBQ huts page.
Where are the kits made?
Each kit is made to order in the workshop and travels to you by road, on pallets. The seller is SIA Tuuya, a company registered in Latvia, and its company details are on the About page.
Do the glamping pods have a bathroom or a kitchen?
No: water, electrics and heating are not part of any kit, so a bathroom or a kitchen is yours to plan and fit. The 8 m x 4 m pod comes with one bedroom or two; for the layout of the other pods, ask us for the full specification. The sizes are on the glamping pods page.
Price and ordering
How much does a log cabin, pod, sauna or carport cost?
Kit prices start at €3,980 for a log cabin, €2,220 for a glamping pod, €1,890 for a sauna and €1,290 for a carport. Each product page shows the price of that kit, the options you tick are added to it, and delivery is invoiced separately when your kit is ready, with a guide price for each country on the delivery page. The catalogue lists the models by category, and How it works sets out what the kit price covers.
Is it cheaper to build a log cabin yourself from a kit?
We cannot put a figure on the saving, because we do not sell installed buildings to compare against. A kit price buys the timber structure and the documents to build it, not a finished building, so any comparison has to add the costs that stay with you: the base, unloading with a forklift or telehandler, the build and the finish. The labour is yours or a carpenter's: up to 40 m², two people usually put up the shell in 3 to 4 days, with the roof covering and finishing to follow.
Can I order online, or do I send an enquiry first?
Yes, you can order online, but you do not pay online. Add the kit and its options to your basket and place the order at checkout: we show our bank details on screen and email them to you. You pay by bank transfer, either the full amount or a 50% deposit with the balance due when your kit is ready. Delivery is not included and is invoiced separately at that stage. To ask about a model first, write to us.
Delivery and unloading
Will the lorry reach my garden, or does it stop at the kerb?
That depends on the access to your address, so describe it at checkout, under "Access to your address". The lorry has no crane: you unload the pallets yourself with a forklift or a telehandler, hired and paid for by you.
Will you tell me the delivery date in advance?
We give an estimate rather than a fixed date: allow 8 to 10 weeks to delivery from the day your payment reaches us, counting the time in the workshop and on the road. We agree the delivery day with you before the lorry leaves the workshop. Before you order, ask us for the current lead time on your model.
The base
Can it stand on ground screws?
Yes, a kit can stand on ground screws, as long as they give a level, finished base under the floor frame. We do not sell ground screws or any other base, so you choose and install it for your ground.
How close to the fence can it stand?
That depends on the height of the building: in England, if any part of it stands within 2 m of a boundary, the whole building has to stay at 2.5 m or lower. Our planning guide sets out the figures and how our models compare.
What base does a log cabin need?
A log cabin needs a base that is level and finished before the first log goes down, and no kit includes one. The type of base is your choice, to suit your ground; the floor frame of your model sets its size, so ask us for the frame dimensions before you build it.
Assembly
Is it hard to build, and what skills do I need?
It takes at least two people working from the step-by-step instructions and drawings for your model: the wall logs go together tongue into groove, log on log, and each structural part is identified by its number. Some joints are screwed, and the fixings come with the kit. Up to 40 m², two people usually put up the shell of a kit in 3 to 4 days; larger buildings take three or four people 2 to 3 days. Those days cover the shell only, with the roof covering and finishing to follow. The assembly page shows how the walls go up, using the drawings of one of our models.
Are any joints screwed, or does it all interlock?
Some joints are screwed as well as interlocked. The screws and other fixings come with the kit, so there are none to buy separately.
What language are the instructions in?
The instructions and drawings are in English.
Walls, insulation and timber
Is a 44 mm wall thick enough, and is it better than 28 mm?
For the structure, yes: interlocking 44 mm tongue-and-groove logs, with some joints screwed, form the walls of our kits apart from the BBQ huts, the carports, the curved shell of the arched glamping pods and one clad log cabin with 34 mm wall sections. For warmth on its own, no: without insulation, a 44 mm wall makes a building for the warmer months. We do not sell 28 mm kits, so we make no comparison in figures.
Is a 44 mm log cabin warm without insulation?
No, and we publish no thermal figures for the walls. Insulation is a priced option on the models that offer it.
Can I insulate it, and what does the insulation option cover?
Yes, on the models that offer it: 100 mm insulation for the roof and, on some models, the walls is a priced option, and floor insulation is priced separately; the 11.8m x 4m log cabin is offered with one insulation pack for the floor, walls and roof instead. Where a kit has a floor, the floor bearers leave space for insulation as standard, but the insulation itself is not in the kit. Glamping pods can be insulated as well; there is no fixed price, so ask us for a quote.
Can I use it through the winter?
We make no promise about use in winter. Insulation is a priced option on some models, the heating is yours to arrange, and with no thermal figures published we cannot tell you how warm the building will be in January. Glamping pods can be insulated on request, with no fixed price.
What is a twin skin wall, and which models have one?
A twin skin wall is a double wall of 44 + 44 mm logs, and two of our log cabins have one: Log Cabin 68 m², Twin Skin and Log Cabin 12.5m x 10m, 170 m², Twin Skin. The log cabins page also covers the clad versions.
What timber are the kits made from?
The wall logs are spruce or pine, machined with a tongue and groove; the BBQ huts have a wall profile of their own. The product pages do not say which of the two a given model uses, so ask us if it matters to you.
Is the timber treated when it arrives?
On most models the floor bearers are treated; the wall logs, floor boards and roof boards arrive as bare timber, and you treat or paint them yourself.
Can I paint it, and in what colour?
Yes, in any colour you like: the timber arrives bare, and painting or treating it is up to you. We do not sell paint or a painting option.
Can I heat it or fit a wood burner?
Heating is not part of any kit, so the heater and its installation are yours to choose. Before you plan a wood burner, speak to building control where you are; our planning guide explains when a garden building needs building regulations approval.
Can I run electricity to it?
Yes, but electrics are not part of any kit, and none of the option lists includes them. You arrange them with an electrician.
How long does a log cabin last?
We do not publish a lifespan in years for a log cabin, because we have no figure to back one. What we can give you is the warranty: the timber structure carries a 10-year warranty, and a missing or damaged part is replaced free of charge and sent within 2 weeks.
Planning, use and after you buy
Do I need planning permission?
In England, not if the building fits the permitted development rules for outbuildings: they limit its size, height and position, and some addresses have tighter rules, so check before you order. Our planning guide sets out the rules for England, with Scotland, Wales and Northern Ireland covered more briefly.
Is it different for a sauna, a BBQ hut, a pod or a garage?
Some of the rules apply differently, and the planning guide has a section on saunas, BBQ huts, pods and garages. Check the section for your building before you order.
Can I live or sleep in it?
We do not sell them for living in: these kits are garden buildings, not homes. Whether a building may be used for sleeping or living is decided by planning and building control where you are; the planning guide explains why permitted development does not cover living in a garden building.
Do I need building regulations approval?
Building regulations are a separate test from planning permission, and whether they apply depends on the size and use of the building. The planning guide has a section on them.
Can I use the pods for a glamping site or a holiday let?
Pods for paying guests are a business use, and planning treats that as a separate question from a pod in your own garden. Our planning guide explains the difference, and your local council has the final word.
What does the 10-year warranty cover?
The 10-year warranty covers the timber structure of the kit. Separately, we replace a missing or damaged part free of charge and send it within 2 weeks. The full warranty terms are not published yet.
Can I get drawings for building control?
Yes: your kit comes with drawings, a parts list and step-by-step instructions for your model, and you can show the drawings to building control; whether they are enough for an application is for building control to say. They are drawn up for your order, so ask us if you need them before the kit arrives.
