Delivery, payment and warranty

Made to order: Allow 8 to 10 weeks to delivery from the day your payment reaches us, whether the full amount or the deposit. That counts the weeks in the workshop and the time on the road, and it is an estimate rather than a fixed date. How it works, step by step
Unloading: The kit comes by road on pallets and stays at our risk until the pallets are handed over at your address. The lorry has no crane, so you unload it with a forklift or a telehandler that you hire. Delivery and payment
Delivery price: Delivery is not in the kit price. We price it for your address and invoice it separately when your kit is ready, together with the balance if you paid a deposit. The kit leaves the workshop once that payment reaches us.
Warranty and parts: SIA Tuuya, the seller, gives a 10-year warranty on the timber structure. We replace a missing or damaged part free of charge and send it within 2 weeks.

Roof covering

None No roof covering. The 25 mm roof boards are in the kit.

Floor, walls and roof +€5,950 Insulation for the floor, walls and roof as one pack: XPS boards in the floor and rock wool in the walls and roof, with the additional floor bearers, wall and roof beams, and battens. On the walls, 150 mm of rock wool goes on the outside of the assembled building, behind the cladding, with a vapour barrier against the wall sections and a breathable membrane over the wool.

Insulation for the whole building, sold only as one pack for the floor, walls and roof.

What happens after you order

Add the kit to your basket and place the order at checkout. Nothing is paid online: our bank details are shown when you place the order and sent in the order email.
Pay by bank transfer, the full amount or a 50% deposit, with your order number as the payment reference. Your kit goes into production once at least the deposit reaches us.
When the kit is ready, we email you the delivery invoice, with the balance if you paid a deposit, to pay in one transfer. Once that payment reaches us, we agree the delivery day with you before the lorry leaves the workshop.

Do I need planning permission?

It depends on where the building goes and how you use it. Check the rules for your address before you order.

Is the kit insulated?

The walls are 34 mm wall sections with external cladding, and the kit price includes no insulation. Insulation is an option on this model: one pack for the floor, walls and roof, chosen above. Heating and electrics are not part of the kit.

Are the windows and external doors included?

The doors are included; the windows are an option. The kit has 3 external double doors and 3 internal doors. The window option covers 7 windows with dark uPVC frames: six are 850 x 1,920 mm and one is 500 x 500 mm. Some of the tall windows are fixed and the others open.

How are the four rooms laid out?

In a row along the 11.8 m length. There is a room at each end, a larger room in the middle, and a small room with its own window, beside a short hall, between the middle room and one of the end rooms. The two end rooms and the middle room each have an opening for an external double door on the same long side. The floor plan gives the room sizes in millimetres.
